General Rental Conditions

1 - CONTRACT
The agency negotiates the booking of the holiday rental and concludes it on behalf of the owner, by whom it has been commissioned.
The tenant is committed as soon as he/she has signed THE BOOKING FORM and paid the deposit.
The agency commits itself on confirming the booking to the tenant. The booking is settled when this confirmation has been sent.

2 - PRICES
Prices always include rental and agency fees. All service charges (water, gas, electricity, oil for central heating) are extra when stated in the specifications or in the price list. Heating consumption, telephone, bank charges for transfers of payments from abroad and the 30 € agency surcharge are ALWAYS EXTRA.

3 - PAYMENT
At time of booking : 30% of rental price
1 month before arrival date : outstanding BALANCE of rental
On arrival at property: security deposit, local tourist tax and any other charges.

4 - CANCELLATION
The tenant should notify the agency of cancellation by means of A REGISTERED LETTER with acknowledgement of receipt.
Cancellation fees :
- Over 90 days from the beginning of the holiday rental: we will withhold the deposit paid as indemnity, except in the case of subscription of a cancellation insurance policy.
- Within 90 days from the beginning of the letting: 100 % of the rent is due if the accommodation is still not rented, except in case of subscription of a cancellation insurance policy

5 - DUTIES

a) The tenant will occupy the premises, look after them correctly and be fully aware of one's responsibilities. It is forbidden to move heavy furniture and beds. It is also forbidden to throw into the sanitary installation any objects or products that could block the pipes or prevent them from working properly otherwise all expenses will be charged (e.g. no chlorine, bleach or disinfectant into the toilets if connected to a septic tank).
If repairs cannot be carried out during the stay of the tenants liable for the damage, the latter will be charged any legal damages the next tenant might claim.
b) In the case of a flat, the tenants will comply with the owner's internal regulations.
c) The number of people (including children) using the rented accommodation must never exceed the maximum occupancy for the lodging and particular conditions indicated in the brochure. No beds, even folding ones, should be brought into the premises. It is forbidden to pitch a tent or park a caravan on the premises.
d) Pets are allowed only if mentioned on the reservation form and if permission has been granted on the confirmation form.
e) On arrival, the tenant will have to present a certificate covering its civil responsibility for damage to property.  

NB: refusal to comply with paragraphs 5c, 5d and 5e of the above may entail a breach of the contract meaning that the tenant may not be allowed to use the accommodation, or be turned out during the rental period.

6 - GUARANTIE
A compulsory guarantee of 20 % of the rent must be paid on arrival, in order to cover the expenses for any damage the tenant might be liable for.
The minimum guarantee is 250 €. This guarantee is normally refunded on the day of departure, once the house or flat has been checked either by the agent or the owner.
When the tenant leaves the holiday rental before or after the business hours or if he/she has neglected to make an appointment with the agent to check the house or the flat before its departure (paragraph 8), the guarantee is sent back after the agency or the owner has done this checking.

If the house or flat has a phone, the guarantee will be of 400 € minimum: the balance will be refunded after receipt of the telephone bill. If an animal has been admitted, the guarantee will be refunded after a week.

7 - ARRIVAL
The tenant will inform the agent or the owner about the date and time or his/her arrival by sending the special "arrival notice". Reception of tenants is provided for during working hours and on working days.
The tenant can take possession of house or flat at 5 pm, unless special arrangements have been made.
On his arrival, the tenant takes possession of an accommodation in good condition.
In the event of anomaly, the tenant undertakes himself to indicate it to the estate agency, in writing, inside the 72 hours after his arrival. If this clause wasn't respected, the possible anomaly could be charged to the tenant at the time of the inventory of fixtures carried out by the estate agnecy on the day departure. 

8 - DEPARTURE
Before leaving, the tenant will give the agent or the owner at least two days' notice. He will leave the house or flat by 10 A.M. at the latest on the last day of the contract. Before leaving, the tenant is required to clean the house or flat and restore it to its original conditions. If cleaning is not carried out satisfactory, the agency or the owner has the right to do the cleaning by a cleaning firm at the tenant's expense at the price of 25 € for an hour 

9 - HOUSEHOLD EQUIPMENT
Each house or flat is equipped with cooking utensils, plates and dishes, beds and counterpanes, in proportion to its lodging capacities. Except where otherwise stipulated, sheets and household linen are not provided. 

10 - JURISDICTION
The court of Quimper will deal with all cases of dispute.
